Orangeville Estate Homes, Sales Trends, Market StatsOrangeville Estate Homes, Sales Trends, Market Stats … As the average home price in Toronto edges closer to $500,000 it only stands to reason that communities on the outskirts of the GTA have steadily increased their allure to downtown homebuyers looking for a break. Towns such as Alliston, Orangeville, Shelburne, Acton, and Erin have become more prominent on the radar screens of potential homebuyers by offering more bang for the buck with average prices considerably below that of their larger urban cousins.

Compared to the $1.1 million average for a detached home in Toronto Central and $700,000 for a semi-detached, it’s easy to understand how Orangeville jumps out as an affordable alternative with average prices at around one-third of what you’ll pay downtown – $335,000 for a detached home and $236,000 for a semi.

So, as the overall Toronto average nudges up to the half-million mark, let’s take a look around Orangeville and Dufferin County to see what five large will get you in these parts.

Orangeville Estate Homes … In the days of yore, when you talked about the estate neighbourhoods of Orangeville, you were usually referring to Purple Hill, Cardinal Woods, and Garafraxa Woods – for the most part.  In recent times however, some new kids on the block have begun to emerge as contenders for the title of biggest, best, and most expensive.

2011 was another strong year for upper level sales in Orangeville with thirty-nine reported transactions in the plus $500,000 price range. While 2010 was a quiet year for older, established neighbourhoods such as the aforementioned Purple Hill, Garafraxa Woods, and Cardinal Woods, 2011 was a little busier in terms of activity. Together, the three communities combined for 16 sales.  Meanwhile, shiny new neighbourhoods such as Island Lake to the east, as well as Brookhaven and Rayburn Meadows to the west tailed off from 18 sales between them in 2010 to 10 sales in 2011.  Another consistently popular area for anyone with over $500,000 to spend was Madill Dr. in Camilla, a couple of minutes to the north of Orangeville, where six sets of keys were traded last year.

Altogether, according to my crack team of researchers $23,980,288 exchanged hands within the $500 Club during 2011.  So where did it all go? Here’s a statistical breakdown of reported mls sales in Orangeville’s estate neighbourhoods.

8 sales / low: $495,000 / high: $590,000 / median: $541,500

Orangeville Estate Homes – Garafraxa Woods, Orangeville (including Old Carriage, Woodland, Greenwood, Hilltop, Springview, Cedar, Maywood)
3 sales / low: $500,000 / high: $569,000 / median: $553,500
